The Selling Process

1. Valuation
Free, no obligation valuation is an easy and quick way to receive an estimated value of your property. Our experienced sales team will have an honest discussion with you about the property and advise how we feel it will be best marketed. 2. Marketing The Property
Once instructed, one of our expert team members will draw up a floor plan and take professional photographs. This will also give your dedicated sales advisor the opportunity to inspect the accommodation so they are able to answer any questions that prospective buyers may have.
Once all measurements and pictures are taken, we’ll ensure the property is marketed online within 24 hours on our own website as well as the main property portals such as Rightmove and Zoopla.
3. Viewings And Feedback
Throughout the process, we promise to keep you in the loop. After each viewing, we’ll contact you within 24 hours to give you detailed feedback and if there’s any news, you’ll be first to know.
4. Offers
When an offer is received, we’ll inform you straight away both verbally and in writing. Not only will we offer our professional opinion on the offer but we’ll also support you in your decision.
5. Agreed Sale And Solicitors
Once an offer has been accepted we will confirm this in writing by both parties. You’ll then need to instruct a solicitor and start the Conveyancing process. We work alongside several solicitors in Manchester and are happy to refer you. Once we have both parties solicitor details, we’ll send you confirmation of the sale.
6. Exchange Of Contracts
Once your buyer’s solicitor is satisfied and all searches have come back, they will discuss a completion date and arrange for the buyer to transfer their deposit. When the funds have been received and both sides have signed contracts, you are ready to exchange. At this point, both sides are legally bound and completions will be soon to follow.
7. Completion
On the day of completion, your solicitor will inform you that the remaining funds have been received from the buyer’s solicitor. They will then inform us, we can release the keys to the new owner. We will put a friendly call in to congratulate you on the sale and wish you all the best for the future!
