Lettings Introduction only service

  • Photography and presentation of your property’s details.
  • Advertising on both Rightmove and Zoopla.
  • Full details of the proposed tenancy, provided to you before proceeding.
  • Preparation of all the necessary legal documents.
  • Carrying out all relevant referencing and credit checks.
  • Collection of the initial rent and full deposit for the property.
  • Setting up the standing orders for monthly rent payments.
  • Securing the tenants’ deposit with the government’s Deposit Protection Service.
  • Handover to you, or your appointed representative, for the future collection of rent and management of the property.

If you would like us to find a tenant for you then we charge a fixed fee to cover all marketing, accompanied viewings, referencing and legal paperwork. For newly registered properties the fee is: 45% OF FIRST MONTHS RENT
Including protection of tenants deposit.

At the conclusion of the initial term, our fee for extending an existing tenancy to the resident tenant for a fixed term e.g. 6 months TENANCY RENEWAL FEE £100
If you require us to produce an Inventory and schedule of condition, then we can do this for: INVENTORY £100 Up to 3 bedroom property.

Property Management Services

  • Extensive marketing to find suitable tenants for your property.

  • Drawing-up the Assured Short-hold Tenancy Agreement.
  • Preparation of a full  inventory  and  schedule  of condition  for  your  property (additional fee applies).
  • Securing the tenants’ deposit with the government’s Deposit Protection Service.
  • Provision of a 24hr emergency contact number for your tenants.
  • Promptly arranging estimates and organising repairs through experienced and reputable local contractors.
  • Ensure the efficient collection of monthly rents and quick transfers by BACS into your account.
  • Electronic statements of your rental account every month.
  • Quarterly inspections of your property and providing photographs when requested.
  • Arranging  all the  necessary  gas  and  electrical testing,  as  well  as  energy performance certificates.
  • Carrying out the check in and check out of tenants and providing you with full details.
  • Frequent, clear communication with you throughout the life of the tenancy.

Terms of business (Landlord)

Our Promise to the Landlords:

  • Airsat maintenance team will be visiting the property for full inspection and provide advise on any repairs/ refurbishments that may be needed to put the property in a fit state for letting.
  • Provide advise on the rent expectancy level for the property.
  • Providing safety checks on gas and electrical appliances.
  • We run an identity check on the potential tenants to assure they are legally eligible to rent a residential property in England & Wales.
  • Providing you with sound advise on insuring the building and contents.
  • We have a deposit protection scheme in place which will keep the tenants deposit safe.
  • We provide an inventory service.
  • We arrange viewing and keeping your objective and priorities in mind we will pick the best candidate for you.
  • Running a full credit check on the potential candidate to make sure they are a very low/no risk to take up. 
  • Furthermore requesting references to give us more visibility of the potential tenant’s rent payment record.
  • Setting up a tenancy agreement using a management software that enables us to to create the agreement and once signed link it to the records of the tenant and the respective property all in one place and compliant with GDPR.
  • Rent collection via the individual client money account which are kept separate for each landlord. This belongs to a Clients’ Money Protection Scheme.
  • We present monthly statement to the landlords detailing all the expenses (deductions) and the total that gets paid into the landlord’s account.
  • There are regular inspections during the course of the tenancy (every 3 months) to assure that the property is well looked after.
  • If there are any queries regarding any repairs/ issues in the meanwhile, there is a dedicated area on our website that these could be logged and they will get picked up first thing and dealt with as quickly as possible. If the charges exceed the agreed amount with the landlord the quotation will be presented to landlord and upon approval the necessary arrangements to undertake the work will be made.
  • The rent payments are monitored on a regular basis and reasonable steps are taken to safeguard any outstanding payments.
  • At the end of tenancy a final inspection is carried out by our maintenance team to make sure the property is given back in the same condition as before and if there are any repairs/damages caused by the tenants the costs of repairs are deducted from the deposit before it is returned to the tenant.
  • The keys will need to be dropped off and signed back in officially with the office.
  • If the landlord is willing to end the tenancy agreement before the end of term, we will serve the right notice.
